Frustrated with BSI Financial's customer service? You're not alone. Thousands of borrowers ask the same question every month: "Should I refinance just to get away from BSI?" The honest answer is: sometimes yes, sometimes no. Let's do the math.

The Real Cost of Refinancing

Refinancing isn't free. Typical closing costs for a refinance run 2-5% of the loan balance. On a $300,000 mortgage, that's $6,000-$15,000 in real out-of-pocket costs (or added to the loan).

When Refinancing Makes Sense

There are three scenarios where refinancing away from BSI (or any servicer) is financially defensible:

1. You Save Enough on Interest to Cover Closing Costs Within 3-5 Years

The classic break-even calculation. If current rates are meaningfully lower than your rate — typically at least 0.75%-1% lower — the math often works. Use our refinance savings calculator to see your specific numbers.

2. You Can Eliminate PMI

If your home has appreciated enough that you now have 20%+ equity, refinancing can eliminate Private Mortgage Insurance (PMI). PMI often costs $100-$300 per month.

3. You're Changing Loan Type or Term

Switching from a 30-year to a 15-year loan (to build equity faster), or from an ARM to a fixed rate (for payment stability), or removing a co-borrower — these are legitimate strategic reasons.

When Refinancing Doesn't Make Sense

  • Just to change servicers. Paying $10,000 in closing costs to escape BSI's customer service is almost never rational math.
  • Small rate improvement. If you save 0.25% on a $200,000 loan, you save ~$30/month. It would take 25+ years to break even on closing costs.
  • You're planning to sell soon. If you'll sell in less than 3 years, you likely won't reach break-even.

Better Alternatives to Refinancing

If your primary frustration is BSI's service (not rate savings), consider these lower-cost options first:

  1. File a formal complaint with the CFPB — Often gets faster resolution than direct customer service. Free and legally protected.
  2. Send a QWR for specific issues — Escrow errors, payment problems, and modification disputes can often be resolved this way.
  3. Escalate through BBB — BSI does respond to BBB complaints and often offers concessions.
