Filing a Formal Complaint Gets Results

Based on borrower accounts, the most effective way to force BSI Financial to respond to issues is through a formal CFPB complaint. BSI is legally required to respond to CFPB complaints within 15 days and provide a substantive response within 60 days.

Method 1: CFPB Consumer Complaint (Most Effective)

Go to the CFPB Complaint Portal

Visit consumerfinance.gov/complaint. This is the official U.S. government portal for consumer financial complaints. Filing is free.

Select "Mortgage" as the Product Type

Choose "Mortgage" from the product list, then select the issue type most relevant to your situation: "Trouble during payment process," "Applying for a mortgage or refinancing," "Closing on a mortgage," or "Struggling to pay mortgage."

Search for "BSI Financial" or "Servis One"

When prompted for the company name, search for "BSI Financial" or "Servis One." Select the correct company from the dropdown.

Describe Your Issue Clearly and Specifically

Include: exact dates, dollar amounts, names of representatives you spoke with, what you were told, and what actually happened. Attach copies of relevant documents (statements, letters, screenshots). The more specific, the better.

Submit and Track Your Complaint

You will receive a tracking number. BSI Financial must acknowledge the complaint within 15 days and provide a substantive response within 60 days. You can track the response status online.

Method 2: Better Business Bureau (BBB)

Go to bbb.org and search for "BSI Financial Services Irving TX." Click "File a Complaint." BBB mediates between consumers and businesses and typically gets a response within 14–30 days.

Document Your Desired Resolution

Be specific about what outcome you want: a refund, correction of a credit report, reversal of fees, escrow adjustment, etc. Vague complaints are harder to resolve.

Method 3: Qualified Written Request (QWR) Under RESPA

A Qualified Written Request is a powerful legal tool that forces BSI Financial to respond in writing. Under RESPA, BSI must acknowledge a QWR within 5 business days and provide a substantive response within 30 business days.

What to Include in a QWR

  • Your name, address, and loan account number
  • A clear statement that this is a "Qualified Written Request" under RESPA Section 6
  • A description of the issue or information you are requesting
  • All supporting documentation

Contact your state's banking or financial regulation department. Each state has its own mortgage servicer licensing authority. Search "[Your State] department of financial services mortgage complaint."

Free or low-cost help from a HUD-approved housing counselor who can advocate on your behalf and help you navigate disputes with BSI Financial.
