Understanding Your Mortgage Costs

Your monthly mortgage payment is typically made up of four components, often abbreviated as PITI:

P — Principal

The portion of your payment that reduces your loan balance. This increases over time as your loan amortizes.

I — Interest

The cost of borrowing. In the early years of a mortgage, most of each payment goes to interest rather than principal.

T — Taxes

Property taxes collected monthly and held in your escrow account. BSI Financial manages this escrow on your behalf.

I — Insurance

Homeowner's insurance (and PMI if applicable) collected monthly and paid by your servicer from escrow.
